Cincinnati Mid-Year Real Estate Check-In: What’s the 2025 Market Really Saying?

Here we are, already halfway through 2025. And whether you’re a homeowner, house-hunter, or just Zillow-surfing in your downtime, you’ve probably asked yourself: “Is the market still crazy?”

Short answer: not really. But it is active, competitive, and full of opportunity. We’ve taken a deep dive into MLS data from Hamilton, Warren, Butler, and Clermont counties to get a clear picture of how the Cincinnati Real Estate market is performing.

Here’s what the numbers are telling us and what they mean for you.

What We’re Seeing in the Market

Inventory

Homes Sold from 1/1/24-6/30/24: 7039
Homes Sold from 1/1/25-6/30/25: 7171

From January through mid-June 2025, 7,171 homes were sold across the greater Cincinnati area, up slightly from 7,039 during the same period in 2024. That shows us that despite higher interest rates and economic uncertainty, buyer demand is still strong.

Median Sale Price

Homes Sold from 1/1/24-6/30/24: $278,000
Homes Sold from 1/1/25-6/30/25: $290,000

The median sale price has increased to $290,000, up from $278,000 this time last year. That’s a 4.3% increase over the past year.

Days on Market

Homes Sold from 1/1/24-6/30/24: 4
Homes Sold from 1/1/25-6/30/25: 6

Homes are also spending a little more time on the market, 6 days on average this year compared to just 4 days in 2024. In other words, buyers are still willing to pay higher prices for homes today, but either 1) they are choosing to take an extra couple days to make the decision or 2) agents are allowing homes to sit on the market a little longer to wait for the best offer, not just the quickest.

Here’s the key takeaway: When priced right, homes are still selling at or above full price, and quickly. That means sellers who take the time to prepare their home, price it competitively, and work with the right agent are continuing to see strong returns. Overpricing, however, could leave a home sitting longer or require price drops that lower buyer confidence. Strategy matters more than ever.

 

What It Means for Buyers & Sellers:

For Buyers:

  • There’s a little more time to breathe. Homes aren’t flying off the market in 24 hours as often, which gives you space to think, view, and act intentionally without feeling like you're in a race against the clock.

  • However, that doesn’t mean you can wait too long. The best homes for sale in Cincinnati, the ones that are well-maintained, updated, and priced right, are still getting snatched up quickly.

  • With home prices trending upward, buying sooner rather than later could help you build equity faster and avoid future price increases.

For Sellers:

  • This is still a very strong time to sell. The demand is there, and homes that hit the market with great presentation and smart pricing are often receiving offers at or above asking, within just a few days.

  • With slightly longer average days on market, it's even more important to nail your pricing and marketing from day one. That’s where a skilled real estate team makes a big difference.
